Architecture
The building's basic form on the ground floor and basement is a rectangle, while the first and second floors are L-shaped and the third floor only consists of a smaller transverse section (connection to neighbouring property). Thanks to their low spatial depth and their many windows, the upper floors enable both individual and open-plan offices to be set up. The only load-bearing walls are in the L-shaped stair core; otherwise there are no restricting supports or walls.
Floors
The building consists of a basement, a ground floor and three upper floors. The main entrance is on the ground floor. The upper floors and the basement with its storerooms and building services installations, as well as access to the parking spaces in the underground garage of the neighbouring property, are accessible via the central staircase. In addition, two passenger lifts and one goods lift connect the ground floor and basement. There are toilet facilities in the stairwell on every floor.
Building services
The ventilation concept is based on natural ventilation through windows that can be individually opened. Windowless rooms such as toilets etc. have conventional ventilation systems. If you would like air conditioning, this can of course be installed.
Fit-out
The usable areas will be refitted according to your own plans and operational needs. The rooms are partitioned with a flexible wall system. You can choose your own floor coverings and other materials within the usual scope. The office floors are equipped with ducts through which the IT cables, power lines etc. can be routed in line with your workplace concept. The installations can be adapted quickly, flexibly and cheaply if you rearrange your office later. The sound-absorbent ceiling is equipped with basic lighting.
