Floor plan
The basic form of the building is a long rectangle with a section at an angle of 90° connecting it to the neighbouring property. Thanks to the low spatial depth within a mostly square grid of columns, either individual or open-plan offices can be laid out. In the centre of the property are the main staircase, two passengers lifts and the toilets. There is another staircase in the south-east part of the building.
Floors
The building consists of three basement floors, a ground floor and four upper floors, the uppermost with a terrace on all sides. The main entrance is on the ground floor. The upper floors and basements with the garage spaces, various storerooms and the building services installations are accessible via the central staircase. The basement floors are also accessible via the access ramp.
Building services
The office building is partially ventilated and airconditioned with ceiling panels. Rental areas that do not yet have air-conditioning can be retrofitted on your request at any time. Windowless rooms such as toilets etc. have conventional ventilation systems.
Fit-out
The usable areas will be refitted according to your own plans and operational needs. The rooms are partitioned with a flexible wall system. We will install a break room with kitchen. You can choose your own floor coverings and other materials within the usual scope. The office floors feature a double floor in which the IT cables, power lines etc. can be routed in line with your workplace concept. The installations can be adapted quickly, flexibly and cheaply if you rearrange your office later. Basic lighting is installed in the sound-absorbent ceiling.
