Alpine is a family-led real estate enterprise based in Zurich and Berlin. As a portfolio holder, we specialise in office and business premises near international airports. From development to lettings to management of properties, Alpine offers all services under one roof.


The transparent, functional architecture offers both interior and exterior views. The skeleton-like construction of this ten-storey building allows extremely flexible room partitioning. Your demands are central: the architecture offers you maximum scope to meet your needs. Each floor can be subdivided to suit you and can be let either in its entirety or in smaller units.


This office building consists of a basement, a ground floor and nine upper floors. The main entrance is on the ground floor. The upper floors and the basement are accessible via three lift systems and two central staircases. The usable area of the ground floor is 780 m² and of the first through to the ninth floors is 793 m². In front of the building are five parking spaces, while the basement has room for around 60 parking spaces.

Building services

The building shell meets the Minergie® specifications. The heating is via ground source heat pumps. Building services installations and systems are state of the art in terms of energy consumption, cost-effectiveness and maintenance. All rental areas are air-conditioned and heated with a flexible system of hybrid ceilings. For tenants with special security requirements, the building has access control with a badge system throughout.


The usable areas will be refitted according to your own plans and operational needs. The rooms are partitioned with a flexible wall system. You can choose your own floor coverings and other materials within the usual scope. The office floors have double floors in which the IT cables, power lines etc. can be routed in line with your workplace concept. The installations can be adapted quickly, flexibly and cheaply if you rearrange your office later. Workspace lighting is installed in the sound-absorbent ceiling.
